Through partnership and management of independent property valuations, our highest best use analysis team helps you align both your fiduciary duty (maximum financial return) and charitable objectives (maximum social and environmental impact) in the earliest stages of a potential property sale or purchase.  Often as part of our Investment Readiness Program or before, during or after other stakeholder activities, TCF can help you to manage the complexities of congregational and neighbourhood hopes, along with the practicalities of specific property opportunities - and their associated pitfalls.

  • In Scarborough, we accompanied a United Church of Canada congregation as it sold its property to its local Boys and Girls Club in conjunction with a vendor-take-back mortgage + a Sunday leaseback. 

  • In Toronto, we accompanied a Unitarian congregation in their purchase and renovatio of a historic community hub, keeping several  community tenants in place.

  • In Brantford, we accompanied an Evangelical church as it sold its property to another church and leased and renovate the new premises of its dreams.

  • In Stratford, we accompanied a Presbyterian Church of Canada church as it sold its property to a local developer + Sunday leaseback.

  • In Calgary, accompanied an Evangelical church as it presented a 4 acre development to City Council in a pre-planning application.

Compliance

TCF is a registered charity whose purpose is to help other registered charities navigate the complexities of property ownership and management. All property-related activities undertaken by our charity are done under the supervision of provincially licensed real estate professionals. Participating listing brokers are operating under license from TCF’s Property programme.

Late in 2023, TCF incorporated a new non-profit corporation, the Trinity Centres Real Estate Brokerage Foundation. Throughout 2024, it is TCF’s intention to have this new non-profit recognized as both a registered charity and Ontario-registered real estate brokerage. Until such time as these registrations are completed, TCF’s property-related activities, where they touch upon national and provincial real estate brokerage regulations, are entirely supervised and authorized by registered partner brokers with whom we work.
